Floor leveling works from below, because that's where a sagging floor is actually failing. Adjustable steel supports and supplemental beams pick up the load along the span and bring the floor back toward level, transferring the weight down to stable footing instead of a support that has settled into soft soil. Done right, it stops the sag from getting worse and closes the gaps it opened upstairs.
Sagging usually comes from one of a few sources: support posts that have settled, framing that was undersized or over-spanned, or moisture softening the crawlspace under the floor. When the framing members themselves are cracked or rotted, that's joist repair — a different fix we handle first, then level. We diagnose which one you have so the floor is corrected at the cause.

Most often a support under the floor has settled, or the framing is undersized or weakened by moisture, so the floor loses its backing and drops. A bounce points to a span that needs more support. The fix depends on which it is, so we look underneath before recommending anything.
Can you level a floor without tearing up the finished floor?
In most homes with a crawlspace or basement, yes — the work happens from below by adding and adjusting supports, so your finished floor stays in place. Homes on a slab are a different situation, and we'll tell you what your home needs after we see it.
Is a sloping floor a foundation problem?
Sometimes. A slope can come from the floor's own supports and framing, or from foundation movement pushing through the structure — and the two are corrected differently. HUD lists sloped floors among the signs of differential settlement, which is why we diagnose the source rather than assume.
Floor leveling vs. joist repair — what's the difference?
Leveling corrects the height and support of the floor; joist repair fixes damaged framing members themselves. A floor with sound joists that has simply settled needs leveling; a floor with cracked or rotted joists needs those repaired first. Many jobs involve a bit of both.
