A musty smell is a warning sign, not just an annoyance. The EPA states plainly that "a moldy odor suggests that mold is growing in the building and should be investigated". Mold grows wherever moisture collects, so the smell is really telling you that something in the house is staying wet.

Often you can smell it before you can see it. The EPA notes you "may suspect hidden mold if a building smells moldy, but you cannot see the source". That hidden source is frequently below the floor, in a space most homeowners never look at.

Why the crawl space is often the source

The crawl space feeds its air straight into your living space. Warm air rising through a house draws replacement air up from the lowest points — the stack effect — so a large share of the air you breathe upstairs passed through the crawl space first. When that space is damp and moldy, the musty odor rides that airflow up into your rooms.

A crawl space becomes musty for predictable reasons: bare soil releasing moisture, open vents pulling in humid outdoor air, standing water after rain, and mold growing on damp joists and subfloor. The target is humidity. The EPA recommends you "keep indoor humidity below 60 percent (ideally between 30 and 50 percent) relative humidity" — a level a wet crawl space makes hard to hold.

  1. Find the moisture. Inspect the crawl space for standing water, damp soil, condensation, and mold on the framing.
  2. Stop the water. Correct drainage so water stops pooling under the house, and address any grading or downspout issues outside.
  3. Seal and dry the space. Encapsulate the crawl space with a vapor barrier, close the vents, and control humidity so the air below stops feeding the smell upstairs.
  4. Repair what the moisture damaged. Replace or reinforce any framing the mold and rot reached.
